1. House Hunting – Inquiries

It is a good idea to make a list of requirements for your new apartment and start house hunting about 1 month before your desired move-in-date. Check the map and begin to get an idea of what type/location you are interested in (for example, an 80 sqm 2BR apartment near DongZhiMen). If you are not familiar with Beijing, please let me know where you want to live close to (for example, your office or your school). Then I will be able to recommend some properties based on your requests and budget.

Send an inquiry to me by email, or phone. It will also help if you indicate any properties you like, and have a clear idea of the requirements for you new apartment.

2. Viewing Apartments – Tours

As the leasing market in Beijing moves quickly, it is better to view your favorite places as soon as possible before they are taken. Based on your choices, I will arrange some apartment viewings for you.

For the first several times of apartments visiting tours, I will show you different apartments locating in different compounds around the desired area. After the visiting, photos and detailed informations of those apartments we visit will be send to clients. It can help to remember and compare those properties. I hope clients can make a list based on it.

Then I’ll try to make the revisit tour for the 1st choice property and begin to negotiate with landlord.

3. Negotiation and Contracts

After negotiations, and both parties have agreed on the rent and terms. I will prepare a contract to sign. The contract will normally be for 1 year. Landlord will hold one month rent as deposit. Tenant will be asked to pay quarterly in advance.

4. Property Inspection and Moving In

On the move-in date you will receive the keys from the owner and an orientation of your new apartment. At this time, you should ask the owner to make a note of any existing damage (if any) so that you will not be responsible to pay when you move out. When you move out, you will be responsible to pay for any damages that may have taken place during your stay. So take care to check the condition of the property thoroughly.

5. Full Support During your Stay

During your stay in the property you can call the management company or me at any time if you have any questions or problems with the apartment.

6. Moving Out

When it is time for you to move out, you and the owner will do a final house inspection and you will return all the keys to the owner. And the landlord will return your deposit.
